Some lenders may even allow you to take out a mortgage with a 3 percent down. Take note that if you’ll put a down payment below 20 percent, a lender will require you to take out a mortgage insurance to reduce their risk if you can no longer pay your mortgage. Property value, your credit score, your debt-to-income ratio, and the amount you’re financing typically determine the amount of down payment you need to put.
